There Is More Than One Way To SkinA Real Estate Deal With Seller Flexibility In Selling Property

Jack and Mary were desperate. Mary received a big promotion in another state and Jack was looking for a new job in the same city. It was just too good to pass up. Mary was a rising star in the health care industry and with the huge pay boost and promotion it was a job she had dreamed of ever since leaving graduate school armed with her MBA. Jack was a natural born salesperson and could work anywhere selling just about anything. He liked high tech sales in the high ticket electronics field and was close to catching on with a company in the same city as Marys new job. One problem, they had a large house to sell in a very slow and slumping real estate market.

Jack and Mary counseled with the local real estate ace that had long been the resident expert Realtor for their community. They had been in their home for six years and with the past real estate surge they had lots of equity now. Because this was happening so fast, Mary moved to a small apartment near her new job. The relocation price offered by the company was way too low for what they felt they could command in the market. This option was rejected. With ongoing brain storming with Tyler the Realtor, the scenarios included, lease options, lease purchase, and a seller held second. The lease scenarios would be the iffiest of the three. Jack and Mary instructed Tyler to hold the price and offer to pay the selling Realtor a selling fee plus a bonus of $2,500 and agreed to pay the closing costs and prepaid expenses (pre-paid interest, tax and insurance escrows) up to an offered $14,000. Likewise, Tyler was instructed to offer through the MLS selling terms to include a seller held second of 5% to 10% of the purchase price. The list price of $475,000 would mean that the Jack and Mary were willing to hold a second mortgage of 5% Loan To Value (LTV) or $475,000 x 5% = $23,750 or 10% LTV at $475,000 x 10% = $47,500.

Tyler, the listing Realtor, had been in discussion with a mortgage broker active in their area and had some clients that could only get a 90% to 95% LTV first mortgage. They had some credit dings, which were holding them back. Each had fully documented income and was making good money. There were valid reasons for their rocky credit history and both needed time to rebuild their credit. Tyler showed the home to both the prospective buyers who had credit challenges. The first couple didnt like the kitchen layout or the back yard size. The second couple liked the house and had similar reservations but with the flexible financing they figured they could live with it and make changes and improvements down the road when they could refinance down the road and get sufficient monies to do some home improvements.

Jack had closed up the house and had moved with the furniture in tow to join Mary at her new location. The furniture was put into storage in hopes that it wouldnt be there long with Realtor Tyler on the case. Jack had been actively working on his job hunt in the new city for two weeks now. Tyler was now on the phone presenting the offer from the buyers who needed seller help. The buyers would need Jack and Mary to pay $15,000 in closing costs and prepaid expenses. Tyler was making the deal himself so there was no bonus involved. The offer was based on a seller held second mortgage of $47,500 with an interest rate of 10% with a 30-year term and a three-year balloon. The payments would be $416.85/month. At closing, Jack and Mary would payoff their first mortgage of $200,000 and would get somewhere around $188,000 in cash at closing and the seller held second of $47,500.00 paying $416.85/month. Tyler went on to explain that the buyers were putting very little of their own money in the deal and explained the downside risk involved if the buyers defaulted. The only way they could protect their 2nd mortgage equity would be to buy in the first mortgage or just take the loss. Tyler and the mortgage broker, with the buyers permission, indicated that Jack and Mary were in essence underwriting the 2nd mortgage loan on part of the buyers. It was up to them to pass or deny.

On weekends Jack and Mary were looking at new homes, which might meet their needs. One in particular, due to the soft market, the builder was offering major concessions and sales inducements including paying all the closing costs and prepaid expenses. With potentially $180,000 cash available for any purchase they were looking at a builder deal loaded with incentives for a home worth $750,000, which they could now buy for $650,000. The nagging fear was what would happen if the 2nd mortgage payer defaulted. Since, it was up to Jack and Mary to pass on the buyers credit worthiness, with the buyers permission, they went over their entire credit package and personally interviewed them on the phone to find out something of the character of the buyers and the back ground of the of how the credit dings had taken place. It turns out it was a temporary medical problem that had put them behind the eight ball and precipitated their credit dings. Jack and Mary decided to take the deal. Since the buyers had been already pre-qualified, the sale took place in two weeks.

Jack and Mary, with closing funds in hand, closed moved into their new home. Six months had passed and the buyers of their prior residence had made their second mortgage payments on time as agreed. The home had everything they wanted in a home except a pool and spa. The dilemma for Jack and Mary, even though they had got an incredible interest rate in the soft market they were reluctant to incur any additional debt with the 2nd mortgage paying off in now 2.5 years. Jack received a letter in the mail from an investment note buyer who was offering to buy the note at a discount since the note now has some seasoning. Running the math, with the investor getting a 15%+ yield on a 10% face rate ballooning in the next 30 months were offering to buy the note for $42,900 cash. Just for grins, Jack being the super salesman and dealmaker had been working on construction quotes with a pool contractor. He had managed to negotiate a $5,000 reduction and could put everything they wanted for $40,000. Pool contractors were slow right along with the rest of the real estate market. Jack and Mary showed the documentation to the note buyer that indicated six months of on time payments together with copies of the note and mortgage. The note was sold netting out $42,000 in cash. The pool was built the following week. Life was good.

You will fly into Anchorage for departure from Seward, Alaska. Try to stay a few days to explore the riches Anchorage has to offer. There is the beautiful Denali National Park, where Mt. McKinney offers spectacular scenery. In Seward you can take a cruise to the Kenai Fjords as a day trip.

Any of these cruise ports will make a great start for your cruise vacation. So when planning any cruise travel pick a port that's close to home and leave some time for exploring the town of embarkation.

In the south you should make a beeline for Si Phan Don, the Four Thousand Islands, a landlocked archipelago and home to some of Laos' most traditional villages as well as rare freshwater dolphins and the thundering waterfalls.

What is Birth Control Patch?

Birth Control Patch is one of the hormonal methods of contraception. It is a 4- Cm square plastic patch. This patch is placed directly on the skin of the woman, which in turn releases hormones through the skin into the bloodstream in order to prevent pregnancy.

Function

Birth Control Patch works on the basis of hormones. Basically it contains two female hormones estrogen and progesterone, which prevents ovulation. It does not allow the eggs to being released from the ovaries. So, if there is no egg, what sperm will fertilize, and that prevents pregnancy. It also thickens the cervical mucus so that the sperm cannot reach the eggs.

Use

Like other hormonal contraceptives such as ring or pill, a birth control patch is also used on the first day of womens menstrual period or the first Sunday after beginning of her menstrual period. Women place the patch once a week for 3 weeks at the same day to make it effective. There is no patch for fourth week to allow her menstrual cycle during this week.

Effectiveness

If the patch is placed correctly and consistently, it is effective for more than 99%. But if a girl weighs more than 90 Kilograms, it is less effective in preventing pregnancy.

Breastfeeding Is An Ideal Method Of Feeding And Nurturing Infants

In recent years especially research consistently shows breastfeeding infants provides a multitude of compelling advantages to:

* Mothers
* Families
* Society

These advantages include:

* Health
* Nutritional
* Immunologic
* Developmental
* Psychological
* Social
* Economic
* Environmental

Human milk is uniquely superior for infant feeding. All other commercial substitute feeding options differ markedly from it. Breast milk is easily digested and contains antibodies that can protect infants from bacterial and viral infections. The health benefits to mothers include lower rates of certain breast and ovarian cancers.

Regardless of the superiority of human milk against all other infant feeding options, health professionals agree that there are rare exceptions when human milk is not recommended. Breastfeeding is not advisable if one or more of the following conditions is true:

* The infant is diagnosed with galactosemia (a rare genetic metabolic disorder)

* The infant whose mother has been infected with HIV, is taking antiretroviral medications, has untreated, active tuberculosis, is infected with human T-cell lymphotropic virus type I or type II, is using or dependent upon an illicit drug, is taking prescribed cancer chemotherapy agents that interfere with DNA replication and cell division, is undergoing radiation therapies (radiation therapy requires only a temporary interruption in breastfeeding)

Human milk is the preferred feeding for all infants, which includes premature and sick newborns with some rare exceptions. The final decision on breastfeeding an infant is the mothers. It is the role of the pediatricians to provide parents with complete, current information on the benefits and methods of breastfeeding.

Breastfeeding should begin as soon as possible after birth, usually within the first hour.

Newborns should nurse whenever they show signs of hunger, which include:

* Increased alertness or activity
* Mouthing
* Rooting

All the above signs will appear before crying. Crying is a late sign of infant hunger.

Newborns should nurse about 8 to 12 times every 24 hour period until satiety. This is usually accomplished within 10 to 15 minutes on each breast. If the infant is non-demanding in the early weeks after birth, they should be aroused or awakened to feed if 4 hours passes since last nursing.

Do not give supplements such as water, glucose water, formula and so forth to breastfeeding newborns unless advised by a health care professional due to some kind of medical indication. With adequate breastfeeding knowledge and practices, supplements are rarely needed. Pacifiers and supplements should be avoided and if used at all, only after breastfeeding is well established.

Newborns and breastfeeding mothers should be seen by a pediatrician or other knowledgeable health care professional when the newborn is 2 to 4 days of age. At that time, infant weight and a general health assessment should be done as well as observing breastfeeding for evidence of successful breastfeeding behavior. In addition the infant should be assessed for jaundice, adequate hydration and age-appropriate elimination patterns. The infant should have at least six urinations per day and three to four stools per day by 5 to 7 days of age.

Some obstacles to the initiation and continuation of breastfeeding include:

* Insufficient prenatal breastfeeding education
* Inappropriate interruption of breastfeeding
* Early hospital discharge in some populations
* Lack of timely routine follow-up care and postpartum home health visits
* Media portrayal of bottle-feeding as being normal.
* Commercial promotion of infant formula through hospital distributions of discharge packs, coupons for free or discounted formula, television and general magazine advertising

The highest rates of breastfeeding are among higher-income, college-educated women, 30 years of age living in the Mountain and Pacific regions of the United States.

The AAP strongly recommends breastfeeding as the ideal method of feeding and nurturing infants and recognizes breastfeeding as most important in achieving optimal infant and child health, growth and development.

Introduction to Affiliate Marketing - Part 1/2

This is Part 1 of 2

Affiliate Program History

Invented by CDNow.com at the end of 1994 and pioneered by Amazon.com in 1996, "affiliate programs", also known as Associate Programs or Partner Programs, are a simple way for Web sites to generate revenue by directing traffic toward other sites and a great way for the operating site to increase its traffic and revenue.

Because affiliate programs are so convenient and work so well, they have become the industry's dominant method of online Marketing.

There are 4 different kinds of affiliate programs to compensate "Affiliates" (or referring sites) for generating traffic to the Affiliate Program operating Website: Pay-Per-Impression, Pay-Per-Click, Pay-Per-Lead and Pay-Per-Sale.

Pay-Per-Impression (CPM)

Cost-Per-Mil (Mil = 1000) Impressions. Publisher gets from Advertiser $x.xx Amount of money for every 1000 Impressions (Page Views/Displays) of the Ad. The Ad can be Text (AdSense), Banner Image or Rich Media.

The Pay-Per-Impression and Pay-Per-Click Model are not common to be used in Affiliate Marketing anymore. They were used in the Past, but were mostly abandoned due to Fraud and lack of Results.

The CPM (cost-per-impression) compensation Model was revived by Google for Google AdWords in summer 2005. The feature is called "Site-Targeting" in AdWords and allows you to display your Adsense Ad on a specific Website that runs AdSense Ads.

Pay-Per-Click (CPC) Model

Cost-Per-Click. Advertiser pays Publisher $x.xx amount of money, every time a visitor (potential prospect) clicks on the advertiser's Ad. It is irrelevant (for the compensation) how often an Ad is displayed. Commission is only due when the Ad is clicked.

Like the Pay-per-Impression model was the Pay-Per-Click (PPC) Model popular during the dot com boom at the end of the 1990th but was mostly abbandoned by Advertisers for Advertisements on other Websites due to rampart problems with click fraud.

The PPC Model was kept alive by the PPC Search Engine GoTo.com which became later Overture.com and is now owned by Yahoo! and renamed from "Yahoo Sponsored Search" to Yahoo Search Marketing.

Google launched their PPC Service AdWords in 2000. Ask Jeeves, now simply Ask.com followed with their PPC Service in 2005 called Ask Sponsored Listings and MSN.com in 2006 with AdCenter. Other PPC Services are Miva/FindWhat.com and 7Search.com.

Contextual Advertising

The big come-back of PPC came when Google launched AdSense in 2003, the birth of contextual Advertising. What is Google AdSense? Here is a quote from Google's History at Google's corporate Website.

Google AdSense: "... offering web sites of all sizes a way to easily generate revenue through placement of highly targeted ads adjacent to their content. Google AdSense technology analyzes the text on any given page and delivers ads that are appropriate and relevant, increasing the usefulness of the page and the likelihood that those viewing it will actually click on the advertising presented there."

Yahoo's Version of AdSense called Yahoo! Publisher Network was launched (beta) in 2005. Microsoft is also working on their own Version of AdSense which is expected to be launched (beta) in 2006.

Search Engine Marketing (SEM)

Classic PPC Search Engine Marketing (Cost-Per-Click (CPC) advertising) is not Affiliate Marketing. It is an entirely different type of Internet Marketing and only has some technical details in common with old PPC/CPC Affiliate Marketing.

Ads are primarily displayed at the Search Engine Search Results Pages (SERPs) next to organic, free, Search Results. Contextual Advertising introduced with Google AdSense is also not Affiliate Marketing since no direct Partnership between the Advertiser who creates and pays for the Ads and the Publisher who displays the Ads on his Website.

This type of Marketing is generally referred to as Search Engine Marketing (SEM) and is often and wrongly mixed up and confused with Search Engine Optimization (SEO) which is about improving the ranking of a Site in the organic, free, SERPs at major Search Engines via technical means and deep understanding of the complicated ranking algorithms used by modern Search Engines.

Pay-Per-Call

This is a new compensation model. No official abbreviation exist yet. Advertiser pays publisher a flat $x.xx amount in commission for phone calls received from potential prospects as response to a specific publisher Ad. Recently developed call-tracking technology allows to create a bridge between online and offline Advertising. Pay-Per-Call Advertising is still new and in it's infancy.

Pay-Per-Call Advertising is neither Search Engine Marketing (SEM) nor Affiliate Marketing. It is expected to become the 4th major type of Internet Marketing next to Affiliate Marketing, Search Engine Marketing and Search Engine Optimization within the next years.

The Affiliate Marketing shifted almost entirely to the Pay-Per-Lead (CPA or CPL) and Pay-Per-Sale Model (CPS) which is also known as Performance Marketing. The paid commission is usually a percentage of the referred sales or a flat dollar amount.

The Pay-Per-Lead (CPA or CPL) Model

Cost-Per-Action or Cost-Per-Acquisition (CPA), Cost-per-Lead (CPL). The Advertiser pays the Publisher a flat $x.xx amount in commission if a referred visitor performs a specific action on the Advertisers Site. It could be Actions like filling out a Form, Signing up for a Newsletter or Creating an Account.

The CPA Model is very popular with Online Services like Credit Card Providers, Insurance Services, DVD and Video Game Rental Services and Loans and Mortgages. Due to the usual high flat commission amount is the CPA very attractive for PPC Affiliates that do not have a permanent Website and an established User Base.

Before you consider the CPA Model for you problem, make sure to have mechanisms in place to validate the quality of referred leads. Your program will be vulnerable to become a victim of fraud, affiliates that generate tons of "fake" leads if you do not have anything in place to verify the quality of the produced leads.

The Pay-Per-Sale (CPS) Model

Cost-Per-Sale (CPS). Advertiser pays the publisher a percentage (%) of the Order Amount (Sale) that was created by a customer who was referred by the publisher.

This Model is used by most Online Merchants today.

Here are same basic tips for Advertisers that consider starting an Affiliate Program with CPS Compensation Model:

Do not pay commissions that you end up loosing money on an order. You will gain new customers because of the Affiliate Program, but you will also pay commissions for returning customers.

Shoppers on the internet are more savvy today. Comparison Shopping Sites, Coupon Sites, Cash-Back Shopping and Charity Sites, that make up a large percentage of successful affiliates, are often visited by Shoppers first. See the Affiliate Program also as a Customer Retention Tool.

CPA or CPS?

If your competitors have affiliate programs and you don't, chances are good, that you are loosing a considerable amount of business to them, because the lag of an affiliate program for your site.

If you want to use an Affiliate Program as an Online Merchant for the whole purpose of customer acquisition, consider the CPA Model and pay a flat commission for new customers referrer by affiliates.

Do the math to come up with a Flat Commission that makes it worthwhile for affiliates to promote you. Affiliates are not waiting for you, the next Merchant that has a Program is only one click away.

What you do and what commission you pay is up to you. You can also mix compensation models. The best thing to do is always to check first what your competitors are doing and use their compensation model as reference.

Pay-Per-Sale is by far the most common compensation model. 2/3 to 3/4 of all Affiliate Programs today are Pay-per-Sale Programs. The operating Site only pays "Commission" to their Affiliates for actual Results (a Sale, Sign-up etc.) and not just for promises (Clickthroughs, Banner Impressions).

Why Should You Travel?

I think the most important thing travelling does is it broadens your outlook.

You see how similar people and their feelings are across the world. From South Korea to Spain I saw people complaining of mother-in-laws :-) We are bound by certain things I guess.

Another thing it does is it can make you more tolerant to other peoples beliefs, their way of life as you see them in their own surroundings. So when you go back to your own country, you are more understanding of others cultures.

Another important thing it does is It teaches you. It teaches you a lot. It teaches you what you never learn in school. To expect the unknown. Unknown place, people. It makes travelling a fascinating experience.

Travelling teaches you to be independent. To plan. To manage your plan. It helps you in professional as well as personal life.

I certainly became more organised when I started travelling on my own.

Travelling brings out the real person in you. If you are not sure if you want to marry your girlfriend / boyfriend, travel with them for couple of weeks you will find out the answer.

It teaches you to compromise. Your food habits, organisation skills, likes and dislikes, flexibility will become evident. When you go out of your known surroundings, you get to know much more the other person. Well, not just before marriage, I learned a great deal more when I travelled with my wife.

I started 'serious' travelling for professional reasons at the age of 23 (in 1994) when I went to Hong Kong/South Korea for a business visit for one month. I did not speak Korean and did not know anyone else who spoke Korean. Being a vegetarian compounded the problem as I struggled to get the message across in hotels.

But it amazes me how human mind works. On my second visit to the restaurant, I again faced the problem of what to eat. I took the paper tissue kept on the table and drew a chicken on it. Then I put a BIG cross on it. Then I drew a four legged animal and again drew a cross across it. Then it was turn of the fish and again a big cross.

Then I drew an Egg next to the chicken I drew earlier and put a BIG YES tick on it (like the Nike logo). Then something with leaves again a yes there.

The waitress could not believe what was going on, but at the end of it she was amazed and gave a huge smile that she understood.

She also called her manager to see this weired fellow's drawings and both of them laughed and put fingers on some menu options on the menu card. I ordered one of it and found that I indeed got an egg fried rice!

However later I got better. Next day, I requested one of my colleagues who could write a bit of english to write some common things for me in Korean (including one that said 'I'm a vegetarian - no meat or fish for me. Egg is fine') and later on only thing I had to do was to carry that paper with me and show the message.

So, go out, meet some fascinating people, see the world. And your world will not be the same again.

Sweets and Savouries for Diwali

Entertaining family and friends is a large part of Diwali, so every home needs to be prepared to provide tasty nibbles for guests at a moment's notice.

Diwali is a time of celebration and apart from the oil lights and candles which decorate homes, the puja and the prayers, special sweets, savouries and snacks are central to the festival.

Sweets mithai, of which the Indians are inordinately fond, are given as presents. These sweets are made with a combination of any of paneer (similar to cottage cheese), semolina, chickpea flour, thickened milk, wheat flour, coconut, grated carrots and spiced with any of cardamom, nutmeg or cinnamon with nuts and raisins added for texture. Heres a favourite.

Kalakand

Ingredients:

500g paneer
1 tin condensed milk
2 heaped tbsp full cream milk powder
Flavourings to taste
1 silver leaf (optional)

Mash the paneer coarsely with a fork and add the milk powder and condensed milk. Mix well.
Heat the mixture in a thick bottomed pan. Cook over a medium heat, stirring constantly until the mixture thickens.
Remove from the heat and spread onto a greased baking tray. Sprinkle cardamom powder or slivers of almonds or pistachio nuts on the top.
Top with the silver leaf if using. Cool and cut into squares.
Makes: 15-20 pieces
Preparation time: 20 minutes

Sweet and savoury snacks are consumed at home and might include pooris (deep fried bread, which puffs up almost to a sphere, made with cumin and green chillies or with sugar and cardamom), samosas (pastry triangles stuffed with spicy peas and potato), half-moon shaped pastries, filled with coconut, nuts, raisins and spices. Heres a taste of both sweet and savoury.

Besan Laddus

Ingredients

250g Gram flour (besan)
300g Powdered sugar
400g Ghee or butter
3tsp Cardamom powder
2tsp Almonds, chopped
2tsp Pistachio nuts, chopped

Method

Heat the ghee or butter in a frying pan. Add the gram flour and stir well to mix. Fry on a low heat until it is pale brown and the flour is cooked. Allow to cool.
Add the powdered sugar, cardamom powder, chopped almonds and pistachios to the flour mixture and form into small balls with your hands.

Murukku

Ingredients

90g rice flour
120g cup white gram flour
1 tsp Sesame seeds
tsp Cumin seeds
tsp Chilli powder
tsp Asafoetida
3 tbsp Oil
Salt
Oil for frying

Method

Mix the flours together and add the spices, seeds and salt. Rub in the oil and add water to make a thick dough. Twist the dough into circular shapes.

Heat the oil until a pinch of the dough dropped in, rises to the top with bubbles around it.

Fry until golden brown, turning occasionally and drain on kitchen paper.

Cool and store in an airtight container.

Another favourite snack, which is quick and easy to prepare for guests is Masala Cashew Nuts

Just deep fry large cashew nuts in ghee or oil, drain on absorbent paper and sprinkle with a mixture of salt, red chilli powder and garam masala. Be sure not to try to fry too many at a time or the ghee may initially bubble up too fiercely then cool too quickly, leaving the nuts very greasy.

Second, test communication with the dealer by either sending an email or calling (many dealers have Skype or similar so you can do it for free).
